Managing Listing Rule-Sets for Airbnb

Note:

Rule-sets apply to Airbnb only, and do not affect the pricing for Vrbo or Booking.com.

If you have multiple listings, you can set rules regarding custom pricing and availability to be applied to all Airbnb listings. Rule-sets can be used for seasonal and holiday rates, discounts for last minute or longer stays, and more.
In order for a rule-set to be applied, it must be set for specific days in the Calendar. See here for more information.

Create New Airbnb Rule-Set

Step by step:

  1. Sign in to your Guesty For Hosts account.
  2. In the top menu, click Menu.
  3. Under "Channel manager", click Airbnb.
  4. Under the relevant Airbnb account, click Rule-sets.
  5. Click Create New Rule-set.
  6. Enter the Rule-set name.
  7. Edit one or more of the sections described below, scrolling down to view all options.
  8. Click Save.

Rule-Set Sections

Pricing Rules

Nightly Price

  • If a nightly price rule-set is created, this will be applied before any other pricing rules.
  • To adjust your nightly price:
    • Click the arrow up or down to create a percentage adjustment to the base price.
    • Enter a positive number for a surcharge, or a negative number for a discount.

Length-of-stay Discounts

  • Click Customize.
    • "Discount length": Click the up or down arrow to set the number of days.
    • "Discount amount": Click the arrow up or down to adjust the percentage discount off the base price.

Last-minute Discount

  • Click Customize.
    • "Discount starts": Click the arrow up or down to select the number of days before arrival.
    • "Discount amount": Click the arrow up or down to adjust the percentage discount off the base price.

Early-bird Discount

  • Click Customize.
    • "Discount ends": Click the arrow up or down to select the number of months before arrival.
    • "Discount amount": Click the arrow up or down to adjust the percentage discount off the base price.

Tip:

 

To delete a custom discount, click the garbage icon. To add another custom discount, click Add new discount under the relevant discount type.

Availability Rules

Trip Length

  • Changing the minimum and maximum stays will override your calendar availability for Airbnb.
  • To adjust the minimum and maximum stay:
    • Click Customize.
      • Click the arrow up or down to set minimum and maximum stays.
      • Click the tickbox to Customize minimum stay by check-in day as needed.

Check-in and Check-out Days

  • Click Customize.
    • Click the tickbox to select one or more days to restrict check-in and/or check-out.

Edit an Airbnb Rule-Set

Step by step:

  1. Sign in to your Guesty For Hosts account.
  2. In the top menu, click Menu.
  3. Under "Channel manager", click Airbnb.
  4. Under the relevant Airbnb account, click Rule-sets.
  5. To the right of the relevant rule-set, click the right arrow.
  6. Edit the rule-set as needed. See above section for more details.

Apply Rule-Set to Specific Dates

Step by step:

In order for a rule-set to be applied, it must be set for specific days in the Calendar.

Step by step:

  1. In the Calendar, select the relevant date range.
  2. In the "Update Price and Availability" slide-out, scroll down to "Airbnb rule-sets".
  3. To the right of Rule Sets, click the down arrow.
  4. In the pop-up, select the relevant rule set.
  5. Click Update
