How the Daily Rate Is Calculated in Guesty For Hosts

The daily rate shown in the Guesty For Hosts calendar is the rate imported along with your listing from Airbnb. The daily rate will reflect any changes made to your listing's Airbnb pricing settings as well as manual calendar changes.

Channel-specific adjustments will be applied and pushed to the specific channel, they are not presented in the Guesty For Hosts calendar. Channel-specific adjustments include:

  • Airbnb rule-sets
  • Vrbo and Booking.com markup
  • Direct booking website markup
  • Daily Price manual changes made in the calendar for one channel

Daily Rate Calculation Example

Listing base price: $100

Airbnb rule-set: -10%

Booking.com markup: 15%

Vrbo markup: 5%

GFH Calendar rate = $100

Channel calendar rates (excluding any additional taxes/fees applied in the channel):

Airbnb = $90 

Booking.com = $115

Vrbo = $105

Investigate Daily Rate

1. Compare Calendar Rates to Calendar Rates

Make sure you are comparing the channel's calendar rate to the Guesty For Hosts calendar rate. The rate displayed on the channel's listing page will include calculated fees, discounts, and other variables that are based on the specific dates and number of guests selected.

2. Investigating By Channel

Airbnb

If your daily rate in the Airbnb calendar is not as expected, it is most likely due to custom rate changes that were made in the Guesty For Hosts calendar. If you would like to reset your base price, select "Yes, overwrite all rates" when updating.

    • Note: Weekend pricing changes will automatically override manual calendar changes.

Booking.com

  • The channel markup set in Guesty For Hosts is not included in the Guesty For Hosts calendar daily rate, but calculated when the rate is pushed to Booking.com.
    • For example: 
      • Guesty For Hosts calendar daily rate = $100
      • Guesty For Hosts channel markup = 15%
      • Booking.com calendar daily rate = $115
  • If using multiple rates in Booking.com, check that they are based on the same rate plan connected to Guesty for Hosts.
  • Custom price change was made in the listing's calendar. 

Vrbo

  • The channel markup set in Guesty For Hosts is not included in the Guesty For Hosts calendar daily rate, but calculated when the rate is pushed to Vrbo.
