Website Builder: Rates, Taxes, Payments, and Reservation Preferences

This section includes the payment information of your website. You can edit the mark-up rate, currency, taxes, and your payment preferences here. 

Important:

Direct booking website rates and availability are based on Airbnb settings, including rule-sets.

Access Website Rates & Payments

  1. Sign in to your Guesty For Hosts account.
  2. Click Menu.
  3. Click Website Builder.
  4. Click Edit Website.
  5. Click the relevant website.
  6. Scroll down and click Rates & Payments.
  7. Click Save after making any changes.

Rate Markup

The mark-up rate is the percentage of the amount that you want to add on top of your Airbnb prices. For instance, if your Airbnb rate is USD 100 and you add a 10% markup for your website, your guests will be charged USD 110 through your direct booking website.

Important:

The direct booking mark-up is added directly to your Airbnb rate, not the calendar rate. The direct booking price may vary from the daily calendar price due to special discounts, promotions, or listing-level fees in Airbnb.

Currency

Select the currency for prices on your website. Only one currency can be selected and will apply to all listings added to the site.

Payment Preferences

We provide the following options to accept bookings and their related payments for your direct booking website.

Handle Payment Outside of Guesty For Hosts

  • Accept only email inquiries
    • A reservation inquiry is emailed, and your Calendar dates remain open.
    • Create a manual booking to accept the reservation, and manually process the payment.
    • If you are rejecting the reservation, no action is needed.
  • Accept only email inquiries and have those dates blocked
    • A reservation inquiry is emailed, and your Calendar dates blocked automatically.
    • Create a manual booking to accept the reservation, and manually process the payment.
    • If you are rejecting the reservation, you need to unblock the calendar dates.

Handle Payment Through Guesty For Hosts

You can collect auto payments using Stripe or Paypal. See full details and set up instructions in this article. Note the following:
  • Paypal: Only one payment is collected at the time of reservation. 
  • Stripe: You can create a payment plan with two different payments (e.g. 50% at time of reservation, 50% 5 days before check-in).

Chargeback Protection with Stripe

If you choose Stripe as your payment processor, you can activate chargeback protection and protect your business against fraudulent disputes. 

Important:

This feature is not included in your payment plan. If turned on, there will be an extra 2% fee per covered transaction. At the time of activation, you have the option to add 2% to your direct booking markup to cover this fee.

Taxes

Important:

You are responsible for collecting and remitting taxes for direct bookings.

You can collect additional taxes from your direct booking website. Fill out the tax name, type, and amount. To collect more than one tax, simply click Add New Tax.
Tax type options:
  • Fee per stay
  • Fee per guest, per stay
  • Fee per night
  • Fee per guest, per night
  • Percentage per booking
You also have the option to create exemption rules for long-term stays on a per tax basis.

Set Custom Tax Per Listing

Taxes added will automatically be applied to all listings on your website. You can set a custom tax per listing as follows:
  1. Sign in to your Guesty For Hosts account.
  2. Click Menu.
  3. Click Website Builder.
  4. Click Edit Website.
  5. Click the relevant website.
  6. Scroll down and click Listings & Details.
  7. Click the relevant listing.
  8. Activate Use Custom Taxes.
  9. Fill out the relevant information.

Important:

 

Activating this option will override the website taxes. If you activate without creating custom taxes, then no taxes will be charged.
