Airbnb Availability Settings: Reservation Preferences

Following is a breakdown of the reservation preference options you have to manage your listing's availability. For instructions on accessing the availability settings, click here.

Channel syncing limitations

  • Availability settings are synced with:
    • Airbnb
    • Vrbo upgraded connection
    • Direct bookings (except preparation time, see below)
  • Availability settings are NOT synced with: 
    • Vrbo standard connection - update in Vrbo
    • Booking.com - set separately in Guesty For Hosts, as explained here

Advance Notice

Important:

Vrbo does not allow same day reservations. See more information about Advance Notice per channel here.
Set the time required between when a reservation is made and the arrival date, from at least 7 days' to the same day with a specified time.
  1. To the right of "Advance Notice", click the down arrow.
  2. From the dropdown menu, select the relevant advance notice time.
  3. Click Select.
  4. (Optional) Click the tickbox to allow guests to send reservation requests without advance notice.

Preparation Time

Important:

The preparation time setting does not sync with your direct booking website. After a direct booking appears in your calendar you can manually block the dates before/after the reservation as needed.

Automatically block 1 or 2 nights before and after a reservation for your preparation time between guests.
  1. To the right of "Preparation Time", click the down arrow.
  2. From the dropdown menu, select the preparation time needed.
  3. Click Select.

Availability (Booking) Window

Choose how far in advance to show availability in your calendar, from 1 month in advance to all future dates. You also have the option to make your listing unavailable by default.
  1. To the right of "Availability Window", click the down arrow.
  2. From the dropdown menu, select the amount of time to show availability.
  3. Click Select.
